Key Responsibilities
Investment Analysis and Underwriting
- Build detailed financial models to evaluate potential real estate acquisitions, developments, and dispositions.
- Conduct in-depth cash flow modelling, sensitivity analysis, and scenario planning to assess investment viability.
- Evaluate key metrics such as IRR, NPV, cap rates, and development yields to support investment decision-making.
- Prepare and present comprehensive investment memos and presentations for the internal investment committee.
Market Research and Due Diligence
- Conduct extensive market research to identify trends, risks, and opportunities in targeted real estate markets.
- Perform detailed due diligence on prospective investments, including reviewing property-level financials, lease agreements, and third-party reports.
- Analyse macroeconomic factors, demographics, and regulatory environments to assess investment risks and opportunities.
Transaction Support
- Assist in structuring and executing transactions, including acquisitions, joint ventures, and dispositions.
- Liaise with external stakeholders such as brokers, banks, legal teams, and consultants to ensure smooth deal execution.
- Track and manage transaction timelines, ensuring all deliverables are completed on schedule.
Portfolio Management
- Monitor the performance of existing investments, analysing financial and operational metrics to identify opportunities for optimisation.
- Assist in preparing quarterly and annual portfolio updates for internal and external stakeholders.
- Collaborate with the asset management team to develop strategies for value creation and operational improvements.
Education and Experience:
- Bachelor’s degree in Finance, Economics, Real Estate, or a related discipline; a Master’s degree is an advantage.
- 1–3 years of relevant experience in real estate private equity, investment banking, or real estate advisory.
- Strong financial modelling and valuation skills, with a proven track record of analysing real estate investments.
Skills and Competencies:
- Advanced proficiency in Microsoft Excel and PowerPoint; experience with real estate software such as Argus, CoStar, or similar tools is a plus.
- Solid understanding of real estate valuation techniques, including DCF analysis, comparable sales, and income capitalisation.
- Exceptional analytical and problem-solving skills, with strong attention to detail.
- Excellent written and verbal communication skills; ability to present complex data clearly and effectively.
- Highly organised, able to prioritise tasks and meet tight deadlines in a fast-paced environment.
- A strong interest in real estate markets and a deep understanding of the Asia-Pacific property landscape.
